Property Tax Bills are out!
Like all municipal governments, our town budget is funded primarily through property taxes. The town budget is determined every year at the annual Town Meeting in late June. If you haven’t been to a Town Meeting, we encourage you to attend! Please see the minutes of our last Town Meeting Warrant for details on this year's budget.
Besides the town budget, the other major factor that determines your tax bill is the value of your property. This is determined by a process called “revaluation,” when a professional assesses all properties in town once every ten years or so. Our last revaluation was done in 2015, which means we are due for a new one. The town has hired the professional assessment firm, RCS Assessment Services. RCS will be assessing properties starting in the fall of 2025. Please see the RCS Revaluation Informational Flyer for details on their process and how to contact them. The new property values will be reflected in your 2027 tax bill.
In the meantime, the town must implement across the board increases in property values to keep up with the state’s assessment of our property values and ensure we receive the benefits of state programs like the Homestead Exemption program. This is called the "Certified Ratio" and the goal is to be as close to 100% of the state's value as possible. This year Westport Island property values were increased 10% across the board to get us to a 100% Certified Ratio. Property values were finalized on April 1, 2025.
The town budget is divided by the total property value to arrive at the mil rate, which is the percentage of each $1,000 of property value that determines your total tax bill:
Mil Rate: $8.50/$1,000 of value (up from $7.40 last fiscal year)
Tax Commitment Date: September 8, 2025 (tax bills sent shortly after)
Property Tax Due Date: October 15, 2025
Interest Rate on overdue taxes: 6.5%
